The property is a mixed basalt cultivation and grazing holding located between the towns of Boggabri and Baan Baa. "Arlington" comprises of a total area of 393.17 hectares (971.5 acres) with approximately 95% of the property having been farmed in the past. The property is well set up for annual cropping and grazing pursuits and is improved with a four-bedroom, two-bathroom homestead, two stand electric woolshed and yards, workshop, machinery shed and silos.

The property ranges in elevation from 260 to 280 metres above sea level comprising of gently sloping to undulating mixed basalt cultivation and grazing country. The soil types comprise of a chocolate brown and red basalt soil profile with some lighter intrusions suitable for annual fodder cropping and grazing pursuits.

The property is fully contoured for soil erosion control with the majority of the arable areas cleared for cultivation. There are currently just under 500 acres ready for winter cropping. The remainder of the property presents in a native grazing state with good ground cover.

The homestead was originally constructed in the 1940's and renovated over the years including four bedrooms and two bathrooms. The homestead is set within an established garden setting with an inground swimming pool and rainwater tanks.

FARM IMPROVEMENTS:

Workshop: Timber framed, iron clad on three sides, gravel and concrete base with power connected. (130 m2).

Woolshed and sheep yards: Timber framed with iron external cladding with timber base and power connected. The shed is currently two stands with an attached set of sheep yards. Attached rainwater tank. (140 m2).
